What's Going On?



So here we sit on April 20th, 2008 and wonder what is going on with the market in Squamish. Even the Realtors are walking around trying to decipher what is happening. Statistically speaking, in the detached world of single family homes, the bulk of buyers are still trying to stay under $500k where possible. The buyers in the higher price ranges seem to be shopping in the $600-$650 price range. The most active areas are Brackendale and Valleycliffe with the Highlands being surprisingly low.

So, what is happening to the buyers lost in the $500-600K price range of the detached market? Well, they seem to be opting for the larger, higher end townhomes and duplexes now available in Squamish.

Though the bulk of attached homes sales are in the $350-$400K and the $250-$300K ranges, there is a higher than usual volume of sales happening in the over $500K market.

With regard to the overall market, the relatively high levels of inventory seem to be increasing. In our business at Simon Hudson Homes, we are seeing fewer buyers from the Vancouver area at present. We believe that this can be directly attributed to the poor condition of the HIghway between here and Vancouver. Further, we believe as conditions of the highway improve, the Real Estate market her in Squamish will receive the currently needed injection of new home buyers.
